Tap Replacement in Arana Hills
Most tap replacement work in Arana Hills is an upgrade rather than a repair. Homes here were built from the 1940s through the 1980s, and plenty of the original tapware has simply run out of road.

At the last census, 30.8 percent of local dwellings were owned outright and another 48.0 percent carried a mortgage, so most swaps happen on an owner's own to-do list rather than a landlord's. Our Arana Hills team handles mixer tap installation and straight swaps across the suburb and its neighbours, and every job is done by a licensed plumber.
A dripping tap that only needs a washer is a different job, covered on our tap repairs page.

What Decides the Right Replacement Tap
Mixers and separate taps suit different benches, and the choice usually follows what the basin already has. A mixer runs both supplies through one spout and one control; separate taps keep the hot and cold apart, each with its own outlet.
The new fitting has to suit the sink or basin it sits on. Three things decide that fit:
- the count and spacing of the holes in the bench or basin
- whether the tap goes on the deck or on the wall
- the supply connections waiting underneath
A wall-mounted unit draws from pipes inside the wall, so moving between wall and deck styles means opening up the wall as well as swapping the fitting.
Isolation valves matter too. Each supply line can carry its own shut-off, which lets us work on one tap without cutting water to the whole house. The swap is one part of the tap and toilet plumbing jobs we run here, and we check the old fitting before you buy the new one.

Who May Replace a Tap in Queensland
Queensland treats a tap replacement as licensed work, and the QBCC's unregulated list covers just one tap job: swapping a jumper valve or washer. Anyone with the right knowledge may change that washer, though the result has to comply with the standards.
A like-for-like swap of an existing fitting counts as minor work. A QBCC licensee handles the job, and no permit or compliance form comes into it.
Putting a tap somewhere new counts as notifiable work instead. The Form 4 goes to the QBCC within 10 business days of completion, and no local government permit is needed.
Rentals follow their own track. Before a tenant attaches any fixture, the owner or manager's written go-ahead goes on a Form 23, and a fair request cannot be refused without good reason.
If that step is skipped, the owner or manager has three choices:
- treat the installation as a breach and follow the dispute process
- accept it as an improvement
- take the fitting out and recover the cost from the tenant

Certification Rules for Replacement Taps
WaterMark certification is the product approval showing a tap meets the national plumbing code's safety and fitness rules. The Water Efficiency Labelling and Standards scheme, known as WELS, registers the tap's water use and rates it in stars.
Both marks are required before any licensed installation. The tap carries the WaterMark trademark and its WELS details on the product itself.
Online listings have their own rules. A seller displays the WaterMark trademark with the product's licence number, plus the WELS entry: registration number or model name, stars and flow.
You can check either database by model name before you buy, and question the seller about anything left off the listing. Doing that first saves a return trip when the tap arrives without its marks.
Business Queensland sets a 3-star minimum for new tap fittings and notes that renovations sit outside the rule. We confirm the certification on every tap we're asked to install before the job is booked.

Tap Type, Access and Paperwork Behind the Quote
Four things drive the price of a tap swap: the tap itself, the state of the isolation valves and connections, the hole layout, and the room to work underneath. No dollar figure is set here; you see a fixed quote before any work starts.
A new or moved tap adds a Form 4 lodgement fee, which the licensed contractor pays and can charge back to the owner.
Local housing shapes the access part of the quote. The brick-veneer and weatherboard houses built here through the 1960s and 1970s often have tight under-sink cupboards. One worn tap in a bathroom can turn into three once the cabinet is opened and the fittings turn out to be from different decades.

The 9 Litres per Minute Rental Tap Rule
The limit is 9 litres per minute: internal cold taps and single mixers have to run at or below that flow before an owner can charge a tenant for all water used.
The rule covers the cold tap at a bathroom basin, at the kitchen sink and at the laundry tub, plus single mixers at those spots. Taps on the bathtub, out in the garden and behind the dishwasher or washing machine are exempt.
For anything out at the hose tap, see outdoor tap repairs. The wider water-charging rules live in the Residential Tenancies Authority's fact sheet on rent and other bills.
Proof worth keeping, per that authority: plumbing or compliance reports, receipts, the packaging and any warranty or manual. Those records show the taps meet the flow cap if a charge is ever disputed.

Tap Replacement Questions From Arana Hills
Call (07) 3523 6417What do WaterMark and WELS mean on a tap?
WaterMark is the certification showing a tap meets the Plumbing Code of Australia. The Water Efficiency Labelling and Standards scheme, known as WELS, registers the tap's water use and rates it in stars. Both marks are needed for a legal installation by a licensed plumber.
How much does it cost to replace a tap in Arana Hills?
Flat-rate pricing sets the bill, and the two biggest drivers are the tap itself and the condition of the isolation valves and connections serving it. Access under the sink and the hole layout play in as well. You see the full figure in a fixed quote before any work starts.
Can a tap be added or moved to a new spot?
Yes, though adding or relocating a tap in an existing home counts as notifiable work. A licensed plumber carries out the job, and the Form 4 reaches the QBCC within 10 business days of completion.
Can a tenant replace a tap in an Arana Hills rental?
No, the swap is licensed work in Queensland, so the owner or property manager arranges it. A tenant who wants to attach a fixture needs written approval on a Form 23, which should not be unreasonably refused.
Do taps in Queensland homes need a minimum WELS rating?
Yes, every tap on sale carries WELS registration with its stars displayed. The 3-star minimum for tapware is a building rule that Business Queensland says does not apply to renovations.
